Yes, I’d buy your house with cash. Not a problem at all.
We’ll buy ourselves and we’ve got investors that buy, depending on what the type of property it is.
There are many reasons why vendors and landlords choose to sell including:
- They might be moving abroad
- They might be going through separate or divorce
- They might need the money urgently for various reasons, and they need to sell for cash.
The reason they sell for cash is because obviously a mortgage purchase does take longer to go through the process, because in that case you have to have various different surveyors and assessor around including mortgage valuer, damp report assessors, structural engineer surveyors and more.
Then you need to consider the buyer’s mortgage provider. They’ve got to be happy with the surveyors report, then they’ll say, “Either No or Yes, We’ll make you the mortgage offer.” In the even that the mortgage company does approve a mortgage offer, the funds then will have to be processed for release.
And this takes even more time.
So cash buying is always going to be much quicker than obviously going to a mortgage route. And we at Sell With Richard don’t typically buy with a mortgage but topically we buy for cash. We can buy in as little as about 14 days.
We used to do it in seven, but because of government compliance conditions it can take a few more days assuming you get your ID verification completed swiftly.
