First of all, you can consider selling with online estate agencies.
There’s a lot of online agencies now where you’ll just pay a small fee, and they don’t charge any commission fees after that. They’ll list it on Rightmove and Zoopla for you. I’m not absolutely 100% sure how these work because obviously I don’t get involved with them.
Who takes the photos, who does the viewings?
I would imagine the smaller the fee you pay, then you would be asked to do the viewings. They probably will send somebody out to have photographs taken for you, typically at an additional cost to you.
The other alternative is advertise yourself on different portals.
Gumtree‘s an example.
My advise would be
If you’re going to sell it yourself online – is to get some good photographs. Make sure that your property’s looking in tip-top condition. If you’re not a professional photographer get somebody that is because you’ll have to upload some nice photos for it to be attractive to prospective buyers. Buyers won’t arrange viewings if they first aren’t impressed by the photos.
Another important thing is to check that your prices are correct. You must be valuing your property properly. Obviously, if you sell yourself, you can’t rely on a surveyor or an estate agent coming out to give you a value.
You need to do that yourself.
So get onto Rightmove, get onto Zoopla, and look at what is selling in your street. If there’s nothing selling in your street, or has a sold sign on, start to look at other streets a quarter mile around you. Because you’ve got knowledge of your local area, you’ll know which streets are better than others.
Always have the comparable
The same type of property. It’s no use comparing a two bedroom terrace with a three bedroom semi. Compare the condition of the property. If yours is in tip-top condition and one’s sold, say, for a £100,000 on average condition, then you’re looking to price yours a little bit higher, maybe, say, £10,000 more.
Also look at the sold values which, again, is available on Rightmove and Zoopla, and that will tell you what has sold recently. I always say one year’s the best data. Two years, you can accept as well.
Going further back than that, I always find that it tends to be out of date.
So, yes, it’s possible to sell your house fast online in Durham =. It’s a very cheap way of doing it. If it doesn’t work out, then you can always work with a traditional estate agent or a local quick house company.
