I sometimes get asked by vendors to help them sell their house fast with an online quote.
If you’re looking for a quick sale company, then you do certainly have several websites to choose from. Where you can actually put your details in, and in some cases you might get an instant online.
Now there’s also another way, where you can get a valuation for yourself by visiting websites such as Zoopla or Rightmove and reviewing the sold price history on your street or nearby. Example, If you’ve got a 3 bedroom terrace property, it will show you what sold prices are for the same type of property and in the same type of condition.
That should be a fairly accurate valuation.
Ideally, you’re looking for a similar sold price in the last year or two. But Certainly not any further than that, because things change over time.
So that’s best recommendation.
Just be very, very careful.
Zoopla itself has a tool where by you just put your post code in and it’ll tell you the average price for your street.
That’s fine if all the properties in that postcode are exactly the same in type, size and condition.
So if they’re all semi-detached, 3 bedrooms, fine, but if you’ve got some two bedrooms detached, semi-detached or two bedrooms terrace, and yours is a three bedroom semi, then average price given by Zoopla is not going to be wholly accurate. You will need to drill down a bit more.
